MODULAR STUDIO is a multidisciplinary creative space for performing and fine arts located at:

The studio offers a 160 sqm open space suitable for rehearsals, workshops, productions, artistic events, and other creative activities.

By signing the Studio Rental Agreement, the renter agrees to comply with these Terms & Conditions.

Commercial Rate‍

• €850 / 10 hours

• €500 / 5 hours

• €150 / overtime hour

• €450 / 10 hours

• €250 / 5 hours

• €75 / overtime hour

The Artist Rate is a discounted rental rate intended for individuals or groups engaged primarily in artistic or creative practice. Eligibility may require proof of artistic activity and is subject to approval by MODULAR STUDIO.

MODULAR STUDIO reserves the right to determine the applicable rental category for each booking.

To qualify for the Artist Rate, renters must:

• Provide proof of artistic practice (portfolio, treatment, CV, website, or similar documentation)

• Confirm that the primary use of the space is for artistic or creative purposes

• Submit a completed application via the website form

Applications are reviewed within up to 7 days after all required information has been received.

MODULAR STUDIO reserves the right to approve or decline any application at its sole discretion.

The rental fee includes:

• 160 sqm studio space

• Listed studio equipment

• High-speed internet

• Kitchen access

• Toilet facilities

• Basic furniture (tables and chairs)

• Electricity and heating

• Basic cleaning supplies

Any additional equipment, services, setup requirements, or technical support may be subject to additional fees.

Bookings are confirmed only once the Studio Rental Agreement has been completed and signed by all relevant parties.

An invoice will be sent after the rental period to the email address provided in the Studio Rental Agreement, unless otherwise agreed in writing.

Overtime usage is charged according to the applicable hourly rate and will be added to the final invoice.

MODULAR STUDIO reserves the right to refuse or cancel bookings in cases of incomplete information, non-compliance with the Terms & Conditions, or misuse of the space.

No security deposit is required.

The renter assumes full responsibility for the studio, equipment, furniture, and all persons present during the rental period.

Any damage, loss, excessive cleaning, misuse, or additional costs resulting from the renter’s activities will be invoiced to the renter.

The renter agrees to reimburse MODULAR STUDIO for all repair, replacement, restoration, or professional cleaning costs resulting from damage caused during the booking period.

MODULAR STUDIO reserves the right to issue additional charges after inspection of the space following the rental period.

• Free cancellation is available up to 14 days before the booking date.

• Cancellations made within 14 days of the booking date are subject to 50% of the total booking fee.

• Cancellations made within 5 days of the booking date are subject to 100% of the total booking fee.

Failure to appear for a confirmed booking will be treated as a cancellation and charged in full.

Access to the studio is available 24/7 by prior arrangement.

Entry and handover are coordinated with the host.

Renters must respect the agreed booking times, including setup and cleanup. Additional time used beyond the agreed booking period will be charged accordingly.

Permitted use includes:

• Artistic and creative activities

• Rehearsals

• Workshops

• Productions

• Events

The following are strictly prohibited:

• Illegal activities

• Hazardous or flammable materials

• Activities that may damage the space or equipment

• Unauthorized subletting or transfer of the booking

Noise-related activities may be permitted only with prior approval, depending on the nature and timing of the project.

The studio must be returned in the same condition in which it was received.

All equipment and furniture must be handled responsibly and returned to their original placement unless otherwise agreed.

The renter is responsible for:

• Their guests

• External collaborators

• Contractors

• Participants attending the booking

Any violations of the house rules may result in additional charges or immediate termination of the booking.

MODULAR STUDIO is not responsible for:

• Loss, theft, or damage to personal belongings, equipment, or materials

• Injuries, accidents, or incidents occurring during the rental period

• Interruptions caused by technical failures, utilities, internet outages, or force majeure events beyond reasonable control

The renter assumes full responsibility for all activities conducted within the space during the rental period.

MODULAR STUDIO reserves the right to:

• Refuse access to the premises

• Terminate a booking immediately

• Cancel future bookings

in cases of:

• Violation of these Terms & Conditions

• Dangerous, illegal, or abusive behavior

• Misuse of the space or equipment

• Non-payment of outstanding invoices

In such cases, no refund will be issued for unused rental time.
